Getting Started + Marketing Strategy

  • Provide confidence by providing you with a comparative market analysis (CMA) of similar properties that have recently sold or are currently on the market, using up to the minute local market info.
  • Give my honest opinion in determining the current value of your home, and develop a listing price strategy based on current market conditions.
  • Design a marketing strategy specific to your property utilizing the most appropriate tools; advertising, internet promotion, open houses, broker’s tours, word of mouth, and exposure to real estate professionals and potential buyers all over San Francisco Bay Area, Santa Cruz and Monterey, California and even internationally.

On The Market + Offers

  • Work with you to make your property more attractive to potential buyers with the least expense to you. I help manage the preparation process. I can also help secure a loan to fix up your property for the sale if necessary.
  • Give you access to RealScout, providing you with the same MLS data that I use, so you can keep an eye on any competitive properties that come on the market.
  • Work with you to prepare all disclosures and documentation to prepare the property for sale and to safeguard your legal interests.
  • Coordinate all inspections and disclosure packages
  • Review offers, prepare counteroffers and addenda as needed, and negotiate on your behalf to maximize your sales price and optimize your terms.

Closing

  • Meet your specific needs; do you need a quick sale or possibly a rent back? (stay in the property and rent the property back from the Buyer after the sale closes).
  • Coordinate appraisals, escrow, and closing. Provide a calendar of events
  • Handle all of the details throughout the entire sales transaction, be available for you, answer any questions that may arise and keep you informed of all updates or changes.
  • Provide you with all of the paperwork from the transaction in an email after the close of escrow, or paper copies if preferred.
  • Be your ongoing real estate advisor for any home related needs or real estate inquiries you may have.

Getting Started

  • Meet with you to discuss your needs, analyze your financial resources and establish achievable goals.
  • Recommend financial institutions where you can shop for the best possible financing and obtain loan pre-approval pertinent to Silicon Valley’s real estate market.
  • Explain conditions, contingencies, customary practices, local laws, regulations and agency relationships.
  • Establish the neighborhoods and subdistricts where your money will best perform and discuss the nuances of those locations.
  • Stay current on all new listings that meet your criteria and neighborhood preference.

Viewing Properties

  • Tour homes with you at least once, but preferably twice, to establish your likes, style and needs.
  • I’ll monitor on, off market opportunities and coming soon properties to assure awareness of all opportunities.
  • Once a property is identified, request disclosure documents and review these documents with you explaining and pinpointing conditions and potential issues of concern.
  • Discuss data specific to this sub-district and the listing agent’s expectations.

Offer + Closing

  • Monitor interest level in the property and then draft the purchase agreement to best position your offer for success.
  • Leverage our many relationships to present your offer, highlighting your strengths as a buyer.
  • Negotiate a fair agreement based on current market conditions and performance.
  • Open escrow with a title company.
  • Manage the escrow period, ensuring that all conditions and contingencies are addressed promptly and in accordance with the contract.
  • Help arrange and be present for all inspections of the property and review the inspection reports.
  • Further negotiate based on findings during our inspections contingency period.
  • Remove conditions in accordance with the contract and sale timeline.
  • Coordinate with your insurance agent and the title company to make sure your policy is in effect at the close of escrow.
  • Close escrow, meet you at the property and arrange for delivery of all documents in either electronic or print format.
  • Be there with you to celebrate the purchase of your new home!
